What happens to my umbrella if my homeowners policy lapses or is cancelled?

The umbrella does not fill in for it. Under the standard ISO wording, you must keep the underlying insurance at the full limits shown, and if you don’t, the insurer will not be liable for more than it would have been had that coverage stayed in force. In practice, you pay the missing underlying layer yourself before the umbrella responds. Renovations, vacancies, and sales are common times for this to happen.
The maintenance condition
As quoted by FC&S, the ISO personal umbrella says: “You must maintain the ‘underlying insurance’ at the full limits stated in the Declarations and with no change to more restrictive conditions during the term of this policy. If any ‘underlying insurance’ is canceled or not renewed and not replaced, you must notify us at once. If you fail to maintain ‘underlying insurance,’ we will not be liable under this policy for more than we would have been liable if that ‘underlying insurance’ was in effect.”
The Massachusetts Division of Insurance describes the result: the umbrella “will treat the underlying insurance limits as a deductible and will pay only after you have paid the noted limits.”
When lapses happen
Homeowners coverage can be cancelled, non-renewed, or restricted during a major renovation or tear-down, when a house sits vacant, after a move, or around a sale. During construction the builder’s risk policy insures the structure, but it is property insurance and carries no premises liability. If the homeowners policy is gone, a standalone premises liability policy acceptable to the umbrella insurer may be needed.
What to do
Before any change to a home, car, or boat policy, ask the umbrella insurer to confirm in writing that its underlying requirement is still met, and notify it promptly of any cancellation or non-renewal.
