Does an umbrella policy cover a home owned by a trust or LLC?

Not automatically. A personal umbrella is written for individuals and their households, so a home titled to a trust or LLC can fall outside it unless the entity is added. For trusts, standard forms include a homeowners trust endorsement and a matching personal umbrella trust endorsement. LLC-owned property is harder: personal umbrellas commonly exclude business activities, so it may need commercial coverage instead.
Why title matters
Under the standard ISO personal umbrella, “you” means the named insured on the declarations and a spouse living in the same household. A trust or company is a separate legal entity. If it owns the home, a claim brought against the trust or the trustee may not be a claim against an insured unless the policy says so. FC&S notes that underwriters are wary “because a trust is an entity, and not a person, and the homeowners policies are designed for individual people who own property.”
Trust-owned homes
ISO’s homeowners Trust Endorsement (HO 06 15) adds the trust and trustees as insureds for the property it lists, and the Personal Umbrella Liability Policy Trust Endorsement (DL 98 08) was updated “to match the underlying coverages,” according to FC&S. The coverage is narrow by design. It applies to the listed property and the trustee’s duties, not to other liability of the trust. Insurer forms vary, so the trust should be named consistently on the homeowners policy and the umbrella.
LLC-owned homes and rentals
The ISO personal umbrella excludes liability arising from an insured’s business activities. Property held in an LLC, especially a rental, is often treated as a business exposure and may need commercial general liability and commercial umbrella coverage. Some insurers will endorse a personal program for a single-member LLC that holds a personal residence. Get confirmation in writing.
